Very few projects need everything on this list. Most fall into one of three groups, and plenty are a combination of two.

Electrical Work During a Renovation

Electrical is one of the trades that costs least to get right early and most to revisit late. Once the drywall is up, adding a circuit or moving a receptacle means opening finished work again.

The useful moment to involve an electrician is while the layout is still on paper. That is when it is cheap to decide how many circuits the space needs, where the receptacles and switches actually go, what the lighting plan is, which appliances need a dedicated circuit, and whether the existing panel has room for the result.

It is also the moment to account for loads that are not in the plan yet. Running a circuit or leaving panel capacity for an EV charger, a heat pump or a basement suite is straightforward while the walls are open; creating that capacity afterwards is a second project.

Most renovation wiring then happens in two stages. Rough-in goes in while the framing is still exposed — cables run, boxes set, home runs back to the panel. Devices, fixtures and final connections come after the finishes are in. Where the work is notifiable, the inspection sits between those stages, which is why the rough-in has to be complete before the walls are closed.

Rooms we wire most often

Each of these carries its own requirements, and the differences are worth knowing before the layout is fixed.

  • Kitchens — counter receptacles, ground-fault protection and dedicated circuits for larger appliances
  • Bathrooms — protected receptacles, lighting and ventilation circuits
  • Basements — new circuits throughout, lighting layouts, and separate wiring where a suite is going in
  • Additions — circuits extended or added, and the panel checked for the extra load
  • Bedrooms and living spaces — receptacle counts, lighting and switching brought up to how the room is used
  • Garages — receptacles, lighting and, increasingly, provision for an EV charger

Older Homes in North York and Toronto

A good part of the housing stock here was wired for a household that had a fridge, a stove and a radio. The wiring in those homes was appropriate for the demands of its own decade, and a lot of it was done well. What has changed is the number of things now plugged into it.

In practice, the conditions we come across in older properties include original wiring systems still in service, a limited number of circuits, ungrounded two-prong receptacles, fuse panels, an undersized service, electrical work added by previous owners at various points, and several rounds of renovation layered on top of one another over the decades.

None of that means a house is unsafe, and none of it means a full rewire is required. It means the installation deserves to be looked at rather than assumed about — because the honest question is never what homes of a certain age need, but what this particular house has and what it is about to be asked to do.

Partial Rewiring vs Whole-Home Rewiring

A full rewire is not automatically necessary because a house is old. The scope follows the condition of the wiring and the shape of the project, not the year the house was built.

Partial rewiring

Specific circuits, rooms or floors are replaced while the rest of the installation stays as it is. This is common where a renovation has opened up part of the house, where a handful of circuits are in poor condition, or where earlier work needs correcting. Depending on the scope, the property can often stay livable throughout, and the cost tracks the work being done.

Whole-home rewiring

The installation is replaced throughout. This is the right answer when the existing wiring has reached the end of its service life across the property, when the house is being taken back to the studs anyway, or when doing it in pieces would mean opening most of the walls regardless.

What decides which

  • The condition of the existing wiring, checked rather than assumed
  • How much of the house the renovation is opening up
  • Which walls and ceilings are accessible, and what is already finished
  • How the existing circuits are arranged and how heavily they are loaded
  • What the finished property actually needs to run
  • Whether the panel and the incoming service can support the result

In a great many houses the honest answer is partial. We would rather tell you that than sell you a rewire you do not need.

Panel Capacity, Load and Your Electrical Service

New circuits have to land somewhere. A renovation that adds a kitchen, a finished basement or an EV charger increases both the number of circuits and the total load, and at some point the question stops being about wiring and becomes a question about the panel and the service feeding it.

Where a project calls for one, a load calculation is completed to establish what the existing service can carry and whether anything needs to change. Sometimes the answer is that there is capacity available and nothing needs to happen. Sometimes it means adding a sub-panel. Sometimes it means the service itself is the limiting factor.

ESA Notification and Inspection

Where the work requires it, we file the ESA notification and coordinate the inspection with the Electrical Safety Authority.

Not every job carries the same requirement — replacing a light fixture and rewiring a floor are not the same thing — and we will tell you which applies to your project rather than leaving you to work it out.

Where an inspection does apply, the record it produces has value past the day of the work. It is the documentation showing the installation was carried out by a licensed contractor and inspected against the Ontario Electrical Safety Code, which is the sort of thing that surfaces when a property is sold, refinanced or discussed with an insurer.

How a Residential Wiring Project Runs

  1. Review the work and the conditions

    We look at what you are planning and at the existing electrical installation, rather than quoting from a description over the phone.

  2. Determine the electrical requirements

    Circuits, wiring, device locations, lighting and any dedicated supplies are worked out against what the finished space has to do.

  3. Written scope or quote where appropriate

    Where a project is defined enough to scope in advance, you get it in writing: what is included, what is not, and what would be charged separately if the work uncovers it.

  4. Rough-in and installation

    Cables run, boxes set and circuits brought back to the panel while the framing is still open and accessible.

  5. ESA notification and inspection where required

    We file the notification and coordinate the inspection, so the walls are not closed ahead of it.

  6. Devices, fixtures and final connections

    Receptacles, switches, fixtures and terminations completed once the finishes are in, and circuits affected by the work identified and labelled as appropriate.

  7. Testing and cleanup

    The completed installation is tested before it goes back into service, and the work area is left clean.

How long a project takes depends on its scope, how much of the house is open, and — where inspections apply — the inspection schedule. We would rather give you a realistic expectation than a convenient one, so we will not quote you a fixed timeline before we know what is involved.

These are two different kinds of job and they are priced differently, which is worth being upfront about.

Defined projects

A renovation, a rewire or a set of new circuits can usually be scoped in advance. We look at the property, work out what is involved, and can provide a written scope or quote before the project begins.

Troubleshooting and service work

When the problem is a breaker that keeps tripping or a circuit that has gone dead, the fault has to be found before anyone can say what the repair involves. We explain what we find and what we would recommend, and we explain pricing before proceeding with additional work.

What we will not do is put a final repair price on a fault that nobody has diagnosed yet.

What Affects the Cost of Residential Wiring and Rewiring

We do not publish prices for this work. The distance between adding a few circuits and rewiring a whole house is too wide for a number on a page to mean anything useful. What we can do is be clear about what moves it.

Residential Wiring in North York

North York holds an unusually wide mix of housing for one part of the city. Post-war detached homes and bungalows sit near semis and townhouses; some properties have been renovated once, others several times; a good number have been rebuilt from the ground up; and there are mid-rise and high-rise condos and multi-unit residential buildings throughout.

That mix is exactly why we do not approach a wiring job by neighbourhood. A rebuilt house and an original one two streets away can have almost nothing in common electrically, and the only reliable way to know which you have is to look at it. We work throughout the area — Willowdale, Don Mills, York Mills, Bathurst Manor, Downsview and Bayview Village among others — and the assessment is the same wherever the house happens to be.

Frequently Asked Questions

How do I know if my house needs rewiring?

There is no single symptom that settles it, and age on its own does not either. What an electrician is actually assessing is the condition and type of the existing wiring, whether it is grounded, how many circuits there are relative to how the house is used, the state of the connections at devices and at the panel, and whether earlier alterations were done properly.

Things worth mentioning when you call: breakers or fuses that trip repeatedly, two-prong receptacles, warm or discoloured switches and outlets, lights that dim when an appliance starts, or wiring you know was added by a previous owner. Those are reasons to have it looked at, not conclusions in themselves.

Do the walls have to be opened to rewire a house?

Sometimes, and less often than people expect. Where there is access from a basement, an attic or an unfinished area, a good deal of cable can be run without disturbing finished surfaces. Where a renovation has already opened up the space, the work is straightforward.

Where openings are unavoidable, they are usually small and in predictable places. We will tell you before the work starts where we expect to need access, and drywall, plaster and paint are handled separately from the electrical work.

Can new circuits be added to an older home?

Usually, yes. The two questions are whether there is a physical space in the panel for the new breaker, and whether the existing service has the capacity to carry the additional load.

If the panel is full but the service is adequate, a sub-panel is often the answer. If the load calculation shows the service itself is the constraint, that becomes a service upgrade conversation rather than a wiring one.

Can we stay in the house during a rewire?

For partial rewiring, generally yes — the work is contained to the circuits and rooms being done, and power to the rest of the property stays on outside of short planned interruptions.

A whole-home rewire is more disruptive, and it depends on how much of the house is being opened up at once and whether the project is staged room by room or done in one pass. It is worth raising early, because it changes how the work is sequenced.

Does residential wiring work need an ESA inspection?

It depends on the work. New circuits, rewiring, alterations to the existing installation and anything involving the panel or the service are the kinds of job that are notifiable. Like-for-like replacement of a fixture or a device generally is not.

Where notification applies, we file it and coordinate the inspection as part of the job, and we will tell you at the outset whether your project falls into that category.

Can two-prong receptacles be replaced with grounded ones?

Not simply by swapping the receptacle. A three-prong receptacle on a circuit with no ground conductor looks grounded and is not, which is worse than the two-prong it replaced.

The options are to run a new grounded circuit, or, where it is permitted for the circuit in question, to protect the existing one so a replacement receptacle can be fitted and labelled accordingly. Which route applies depends on the circuit, its route and what the room is used for — it is a decision made at the property, not in advance.

What is the difference between rewiring and a panel upgrade?

Rewiring deals with the cable and devices distributed through the house. A panel upgrade deals with the equipment the circuits terminate at, and a service upgrade deals with the supply coming into the property.

They are separate jobs and one does not require the other, though they are often done together — a rewire is a sensible moment to address a panel that is full or obsolete, and a panel replacement sometimes uncovers circuits that need attention.
